Commission Agent

Highlights the skills and experience team members who have provided commissioning (Cx) services primarily in select Cx project stages or who provide key technical support to specific Cx activities for HVAC and Electrical systems.

EXPERIENCE QUALIFICATION:

Significant experience with commercial (non-residential), industrial, hospital, governmental, and educational building HVAC and Electrical systems. Experience should include three or more of the following: design, construction, installation, maintenance, testing& balancing, building automation temperature control systems, electrical distribution, emergency power, low voltage systems ( i.e., communications, fire alarm, security, etc.) and troubleshooting operational issues. Progressive development in areas of time, cost and quality management. Must have completed at least five projects (50,000 s.f. per project) and act as the lead throughout a minimum of four or more of the following Cx activities: pre-design, design, construction, TAB verification, functional performance testing, final report.

EDUCATION/KNOWLEDGE:

Minimum of two years HVAC or electrical systems technology degree from an accredited community college or equivalent level of knowledge attained through practical work experience besides the minimum experience qualifications defined above. Certification(s) from applicable organizations, such as ASHRAE, ACG, AABC, AEE, NEBB, etc. are preferred. Must thoroughly understand the fundamental mechanical and/or electrical engineering principles as they relate to HVAC and electrical systems. Specialized knowledge of two or more of the following areas: HVAC design (must have performed load calculations using the Carrier HAP program, Trane TRACE or similar software programs); Electrical system design, HVAC duct installation methods in accordance with the SMACNA manuals; testing and balancing procedures in accordance with NEBB TAB Procedural Standards; building automation temperature control systems (pneumatic and/or DDC systems). Able to verbalize the complete Cx process as defined by ASHRAE Standard 202. Complete understanding of several of MBP’s services.

SKILLS AND ABILITIES:

Able to relate technical knowledge to a non-technical audience. Must be proficient in reading/understanding HVAC mechanical and/or electrical plans/specifications and also thoroughly understand a variety of HVAC and electrical systems. Skills and abilities should include three or more of the following: Able to develop the Cx specifications; identify and clearly document design/construction conflicts with other trades; identify and clearly document mechanical construction deficiencies and derive recommended solutions from past experiences; TAB verification and carrying out assignments from conception to completion; and design/installation/programming and/or troubleshooting of building automation temperature control systems. Report writing, client coordination, and carrying out assignments from conception to completion. Proficiency with Microsoft Office software programs, including Word, Excel, PowerPoint and Publisher. Must work within budgets. Physical abilities include but are not limited to lifting/carrying 50 pounds (occasionally) and 20 pounds (frequently), climbing stairs or ladders, looking up/down, negotiating construction sites while walking extensively, bending, stooping, and kneeling. Ability to travel (40% to 50%).

MAIN DUTIES:

Project assignments include acting as the lead role for the following: review of the Basis of Design with the Owner’s Project Requirements, developing Cx specifications, HVAC and/or electrical plan reviews, concurrent review of submittals, on-site representation, including monitoring of the installation of construction materials, project documentation of Cx issues, TAB verification and functional performance testing procedures, and the final Cx report. Represents MBP in analytical and/or field assignments. Troubleshoots existing HVAC and temperature control problems and able to offer input for saving energy. May work on multiple projects (50,000 sq. ft. minimum) concurrently; maintain accurate project logs including phone conversations, meetings, “to do’s”, sending and filing of e-mails. Will utilize MBPs web-based Cx software program for tracking design/construction/acceptance testing issues. Able to communicate clearly and responsibly issues with others (owner, contractor, and MBP team members).

ADDITIONAL DUTIES:

Expand on training and professional development. Involvement with marketing activities to include business development, networking within professional associations, and active participation in company initiatives. Work closely with the Cx Project Manager.

GUIDANCE/RESPONSIBILITY:

Ability to work independently, seeking guidance and direction periodically when required.

SUPERVISORY:

May supervise Cx Interns, Cx Technicians, Cx Agents, Cx Engineers or support staff on individual project assignments.
